Frequently asked questions
Can Americans or other non-Canadians buy land in Quebec?
Yes, for vacant land. Canada's temporary ban on non-Canadian buyers runs until January 1, 2027, but it has not applied to vacant land since March 27, 2023. It also does not apply to properties outside census metropolitan areas and agglomerations. Confirm your case with a Quebec notary before you buy.

What extra costs should I expect?
Plan for sales taxes (GST and QST) where they apply, Quebec's land transfer duty (the "welcome tax"), notary fees and, for a new build, a well and septic system if the lot is not serviced.
Can I build right away?
It depends on the lot. Le Grand Boisé has no deadline to build. Le Boisé du Fjord cannot be built on as is and would need a municipal variance. Always check zoning with the municipality before buying.
